 Location
Just 23 miles south of the historic city of Charleston, South Carolina.

Size
2,200 acres of lush maritime forest, beautiful salt marshes and pristine beach.

 

Beach
The Atlantic Ocean provides 3.5 miles of Seabrook Island's shoreline. Another mile of sandy expanse extends by the wide tidal North Edisto River.

Climate
Spring and summer midday temperatures reach the 80s and sometimes 90s. Fall temperatures stay in the 80s, 70s and 60s. Winter temperatures range from the 60s to the 30s.

Island Activities

 

You'll be amazed by what you find when you don't follow the crowd.

Equestrian
The Seabrook Equestrian Center has forty-two stalls and three miles of trails. Both English and Western instruction is available, plus popular beach rides.

Marina
Bohicket Marina, adjacent to Seabrook Island, is a full-service facility that can accommodate yachts up to 110 feet. The marina contains 194 slips, full electrical power, a ship's store, dining and shopping. This large boating complex is located three and a half miles from the Intracoastal Waterway and Atlantic Ocean. Each May, Bohicket Marina hosts a major bill fishing tournament. Charter fishing boats, sailboats, ocean cruisers and run-abouts are available for hire.

Golf
What makes Seabrook golf unique is its uncrowded playing conditions. Unlike all other Charleston area resorts, Seabrook's two courses are not open to the public. Robert Trent Jones described his design, Crooked Oaks, as a "hard par, easy bogey", and "one of my best". After a $2.3 million renovation, Crooked Oaks now features the only bentgrass greens in the Charleston area.

Ocean Winds, designed by William Byrd, winds along 6,805 yards. The course leads through forests of live oaks and loblolly pines, past sea marsh and tidal creeks to the Atlantic Ocean, whose swirling breezes provide an ever-changing test of golf. Both courses will exceed your expectations with their quiet surroundings and challenging play.

Tennis
Seabrook's Racquet Club ranks among Tennis Magazine's "Top 50 U.S. Resorts", and features 15 professionally maintained clay courts and a well-stocked, full-service pro shop. Our service-oriented tennis staff and a broad range of programs ensure guests an excellent tennis experience.

Shopping
Seabrook logo items such as clothing, jewelry, home furnishings, sports equipment, gifts, cards, photographic supplies and services, books, toys and personal items are all available at island shops. Sporting apparel and equipment are also available at the golf and tennis pro shops. Groceries, gasoline and health and hardware items are available at the General Store. Tidal Creek Pharmacy, just outside the Seabrook Gate, offers healthcare items and sundries. Additional shopping facilities are located on nearby Johns Island.

Dining
The Island House provides formal dining and spectacular sunset ocean views. The cuisine is continental, supported with a wide wine selection and expert services. The Seaview restaurant, with a view of the ocean, features Lowcountry seafood specials in a casual seaside atmosphere.

History of Seabrook

 

People don't come here to escape the world...they come here to rediscover it. 

Seabrook Island enjoys a colorful and varied history. Originally inhabited by Native Americans, the island was first discovered by settlers in 1666 when Lieutenant Colonel Robert Sanford claimed the area for England's King Charles.

Seabrook was knows as Jones Island, and indigo and rice were established as its first cash crops. In 1753, it was renamed Simmons Island by the new owner, Ebenezer Simmons, whose grandson cultivated the island's next great source of revenue, cotton. Another owner, William Seabrook, christened the island with a new name in 1816. It remains so to this day. Ownership changed several more times. Along the way, the Episcopal Diocese of South Carolina established the Barrier Island Environmental Center.

Today, as a private community, Seabrook Island owners remain active in guiding the destiny of the island. Seabrook presents a unique opportunity to truly experience the beauty of the sea islands.

Pristine beaches frame a landscape of scenic tidal marshes, meandering creeks and wooded trails. Emphasis has been placed on ensuring that these natural resources of the island are protected and maintained for generations to come.

Recently, the Club at Seabrook Island's golf courses achieved the distinction of becoming South Carolina's first "Fully Certified Audubon Cooperative Sanctuary".

Wildlife

 

Vegetation
Seabrook is a heavily forested island dominated by majestic oaks, palm trees, live oaks, pines, hickories, magnolias and sweetgum trees.

Wildlife
Seabrook Island is home to a variety of mammals including raccoons, grey squirrels, marsh rabbits, red fox, otters and white tail deer.  More than 30 species of reptiles can be found, including tree frogs, chameleons, turtles and alligators.

Birds
The Club at Seabrook Island has participated in the Audubon Cooperative Sanctuary, North American Bird Watching Open since 1998, taking top honors each year. Over 80 species including federally threatened and endangered birds have been sighted on the island.

Community Information

 

Property Owners
There are over 2,500 property owners from 46 states and 21 foreign countries. Nearly 400 families make Seabrook Island their year-round home.

Healthcare
Roper Kiawah-Seabrook Medical Center, just outside the Seabrook gate, is an urgent treatment and primary care facility. In nearby Charleston, there are several state-of-the-art healthcare facilities, including Bon Secours St. Francis Hospital, Charleston Memorial Hospital, the Medical University of South Carolina Medical Center and Roper Hospital.

Schools
Seabrook Island is close to Johns Island public schools as well as some of the area's best private schools. Private schools include Ashley Hall, Bishop England, Charleston Collegiate School and Porter-Gaud School. Colleges are The Citadel, College of Charleston, Medical University of South Carolina and Trident Technical College.

Libraries
Both the Charleston County Library and the Seabrook Island Bookmobile are available to the community of Seabrook Island.

Utilities
Seabrook Island residents are served by Berkeley Electric, Public Water & Service and U. S. Cable.

Real Estate Tax
There is no city of Seabrook tax. Primary residents are assessed at 4% of market value and secondary residences and lots are assessed at 6% of market value. The Millage rate in Charleston County is approximately 203.8. Average property owners' tax is $2,500 annually, based on median home price of $550,000.

The Club
The Club at Seabrook is a member-owned, private equity club. Membership is made up of property owners in the Seabrook Island and Bohicket Marina communities, as well as a limited number of non-property owners.

POA
The POA is responsible for a variety of functions "behind the gate". These include island security, road and drainage maintenance, environmental protection management, landscaping, beach and common area maintenance, garbage collection and other varied activities. The property owners, including improved properties (villas and single-family homes) and unimproved properties (vacant lots), pay annual fees to fund and support the various functions described.
